Description of Duties, including but not limited to:
• Overseeing building automation systems, encompassing energy management, controls, actuators, VAVs, FPBs, and troubleshooting.
• Knowledge of various building systems such as HVAC, building automation, hydronics, pneumatics, plumbing, electrical, fire, and life
safety systems.
• Conducting routine maintenance tasks on buildings, including minor painting, patching, and drywall finishing.
• Maintaining records and logs pertaining to equipment operations.
• Interpreting blueprints, schematics, and technical drawings.
• Collaborating closely with vendors and contractors to coordinate and supervise projects.
• Undertaking general carpentry work, including door hinge and closer replacement and repair, weather stripping and caulking, lock
and hardware replacement, and minor finish hardware repair.
• Ensuring compliance with fire department and building department codes and regulations.
• Maintain inventory of building supplies, including keys, light bulbs, ballasts, and other essential supplies and materials.
• Effectively utilize communication tools (such as email, messaging, two-way radio, written, and verbal) with the Property Manager,
Chief Engineer, and other team members including vendors.
• Being available for on-call duty for a full week as per the commercial on-call rotation schedule.
• Maintaining cleanliness and organization of work areas.
• Fulfilling additional duties and tasks as assigned.
• Familiarizing oneself with the company’s policies, manuals, and mission statement to actively contribute as a team member towards
achieving organizational objectives.
Required Education:
• High school education required.
Required Experience/Skills:
• Minimum of three (3) years of experience in commercial property management.
• Proficiency in various building systems, including HVAC, building automation, energy management, controls, actuators,
troubleshooting, VAVs, FPBs, hydronics, pneumatics, plumbing, electrical, fire, and life safety systems.
• Capacity to work flexible shifts and days with limited supervision.
• Willingness to participate in a rotating on-call schedule as per the Chief Engineer’s directives.
• Demonstrated customer relationship skills.
• Skilled at managing multiple projects simultaneously.
• Self-directed with excellent follow-through.
• Strong verbal and communication skills.
• Detail-oriented with strong organizational skills.
• Ability to drive to other local commercial assets as needed.
Equipment Utilized (Including Software), including but not limited to:
• Must be able to move equipment and supplies up to 50 pounds or more up a flight of stairs or in a crawl space.
• Carry a 12-foot ladder, set up and work overhead for extended periods of time.
• Handle pipe wrenches up to 36 inches, power snake equipment and other various power equipment weighing 50 pounds or more to
affect plumbing repairs.
• Email and applicable software applications including Microsoft 365.
Required Internal and External Contact:
• Ability to collaborate effectively with tenants, vendors, customers, supervisors, and other team members.
Type of Supervision:
• Directly reports to Property Manager and Chief Engineer. Must be self-motivated and have a “can do” attitude.
Job Type:
• Full-time
Pay:
• $34.62 –$37.02/hour; $72k–-$77k/Annually
Expected hours:
• No less than 40 per week
